It's easy to see how much rent is due, received, and scheduled in the future

  • Units
    Each unit is shown in a row. In this example, you can see Sunset #1, Sunset #2, Sunset #3, and Sunset #4 units. Each unit has a set of buttons so you can easily see the lease, history, tenant e-mails, and tenant status.
  • Monthly Status
    Each month is shown in a column. In this example, you can see December, January, and February. For each month, you can easily see what is due, what has been received, and what payments tenants have scheduled in the future. You can click on the amounts in the due and received columns to see additional details and to make one-time adjustments.

  • Paid example (See Sunset #1 above)
    In this example, $0.00 is in the due column for January and $900.00 is in the received column. Since the amount due is $0.00, the tenant has fully paid for January.
  • Partially paid example (See Sunset #2 above)
    In this example, $700.00 is in the due column for January and $300.00 is in the received column. This means that $700.00 is still due for January and $300.00 has been paid. The due amount is colored red since it is past the due date. The scheduled column is blank, which means that the tenant has not scheduled any additional payments for January.
  • Payment scheduled in the future example (See Sunset #3 above)
    In this example, $600.00 is in the due column for January and $0.00 is in the received column. This means that $600.00 is still due for January. The due amount is colored red since it is past the due date. The scheduled column shows that the tenant has scheduled a $600.00 payment on 03/09 to pay the full amount. The due amount will automatically be reduced to $0.00 when the payment is made on 03/09.
  • Total Line
    In this example, it is easy to see that $3,575.00 has been collected in December and no additional rent is due. In January, $2,275.00 has been collected, $1,300.00 is still due, and $600.00 has been scheduled to be paid. In February, you can see that $3,575.00 is currently anticipated to be paid. You can change the number of months shown by using the dropdown box.
  • Accrual or Cash-Basis View
    Choose "By Rental Month" to show an accrual view, which automatically shows all amounts received in the month where each payment is applied. Choose "By Date Funds Received" to show a cash-basis view, which shows all amounts received in the month they were received.

  • Add a Utility Fee
    You can easily add a utility fee or other charges with landlord software. Click the amount in the due column, then click Add Fee.

  • Enter payments made directly to you
    You can easily add payments made directly to you. Click the amount in the recieved column, then click Add Payment.

  • Waive Fees
    This example shows a late fee and a return fee which can be waived by clicking the trashcan icon in the action column. An email notification is automatically sent to tenants.
