It is easy to review the complete rent collection status of a unit.
It's easy to track payments to your bank account when you collect rent online with Schedule My Rent Landlord Software.
When a landlord adds a property, they assign a custom label for each unit. This label is passed through the banking system and is shown on the landlord's bank statement.
In this example, "Sunset #1" and "Sunset #2" are shown on the landlord's bank statement.
Many other companies are not able to do this since they out-source their processing.
Click the "Tenant Status" button for the unit where the tenant lives. A pop-up box will show the status of a tenant with a blank space, a green check mark, or a red X.

As a landlord, you should always know what information your tenants have received. You can easily see all e-mails that have been sent when you collect rent online.
Click the "Communications" button for the unit where the tenant lives. A pop-up box will show all communications that have been sent to people in this unit.
Some of the different rental property software e-mails are shown below. Each e-mail shows the date, time, and who the e-mail was sent to.
Multiple tenants can be added to a lease. Simply go to the bottom of a lease, click the "+" button, then add additional tenants by adding their names and e-mail addresses. If a tenant has not made a payment yet, clicking the trashcan icon will remove the tenant. If a tenant has already made a payment, the tenant can be marked inactive by clicking the Active Box. The tenant invitation e-mail can be re-sent by clicking the forward arrow icon.
Each tenant on the lease:
Landlords can create one-time items that either increase or decrease the amount of the rent or fee. Simply click the amount in the Due Column for the month and unit that you want to change. A pop-up box will appear to enter the date, amount, description, and rent/fee. Below are common examples:
Landlords can accept payments directly from tenants in addition to collecting rent online. The payment is recorded by clicking the number in the Received Column for the month and unit. A pop-up box will appear which shows all payments that were collected electronically and manually.
Click the "Tenant Pays You Directly" button and enter the payment date, who paid, amount paid, and a comment. Then click the "Add Payment" button.
Tenants automatically receive a receipt of the payment by e-mail immediately after the payment is entered.
Late Fee
One or more late fees can be added to a lease.
Fee Description
Select a standard description that will be added to the tenant's account or create a custom description.
When to Add Fee
Enter the grace period after the rent is due. The late fee will automatically be applied if the rent is not fully paid
and the end of the grace period has been reached.
For example, if rent is due on the 1st of the month and 4 days are entered, then the tenant has until the 4th to fully
pay the rent. A late fee will automatically be added on the 5th of the month.
Late Fee Amount
Enter a fixed late fee amount or a percentage of the rent amount.
Waive Late Fee
To waive a return fee that has already been added, go to the Unit View, then click
the trash can icon next to the fee that you want to remove.
Daily Late Fee
One or more daily late fees can be added to a lease.

Select when the daily fee stops being added if the rent is not paid. Options include:
Repeat frequency in days (1=daily):
Enter how often a daily late fee is added. One means that this fee will be added every day. Seven means that the late fee will be added every seven days.
Maximum amount of this late fee per rent:
Enter a maximum amount of daily fees per each rent period. Daily late fees will automatically stop when this maximum amount has been reached.
Waive Late Fee
To waive a return fee that has already been added, go to the Unit View, then click
the trash can icon next to the fee that you want to remove.
Return Fee
The return fee is a fixed amount that is automatically added if there
is a payment return from the tenant's bank account. If tenants pay this fee, the full amount is
transferred to the landlord's account.

When a return occurs, both the landlord and tenant are automatically notified and applicable return fee and late fees are added.

Go to the Unit Dashboard for a unit, then select the lease you want to see. The history is shown at the bottom of the screen. Click "Show Full History" to see all charges and all payments for this unit.

You can download a report showing how your businesses are setup. The report includes:
Rent can be added to the tenant's account monthly, twice a month, or weekly.
For every lease, you can select if partial payments are allowed or not. If partial payments are not allowed, then a tenant has to pay the full amount due or nothing.
For every lease, you can restrict the types of payments a tenant can use to pay rent
At the business level, you can select a different bank account for every type of payment (rent, deposits, pre-paid rent, and fees). All properties and leases within this business will use these "default" bank accounts. Within each lease, you can over-ride these defaults and you can use different bank account within each lease.
Having the ability to use different bank accounts for different business for different types of payments is very important in some states. Some states have laws that require security deposits and other money being held to be kept in separate bank accounts.
For every business, you can select how your deposits are grouped. Many smaller owners and rental property management companies prefer to have one deposit for each unit in their bank account. Many large owners and rental property management companies prefer to have a single deposit across all units in their bank account.
Payments are automatically applied to rent charges based upon the setup selected.
If you need to move a payment to a different charge, you can move it from the Unit View by selecting the "Allocate Payments" link, then in option 2 you can select the payment you want to move and the charge you want it to be applied to. Some state laws require that landlords apply payments to specific charges if the tenant makes a request so this option is very important to stay compliant with some state laws.
Each lease operates independently with its own start date, end date, and conversion to month-to-month option.
